Love it when a plan comes together

So - the appointment today was with a mortgage loan officer.

Because nothing says "grown up" quite like the heavy millstone of a mortgage around your neck.

A very sweet banker took an hour to walk me through some calculations (business is understandably slow) and she confirmed my off-the-cuff estimates of how much condo I can easily afford, how much I will need up front and what options are available for first-time home ownership financing.  It was comforting to get confirmation from someone who actually knew what she was doing.  From their viewpoint, I'm prequalified as a result of the work we did today - and naturally, they'd love to lend to me.

The bottom line?  I am as little as six months from home ownership.

Realistically, it will be April or May before I start looking, as there are a few things I'd like to do prior to looking, ranging from an already planned vacation in November to replacing various electronics that are on their way to the great recycling ground in the sky.  Besides that, there's the furniture fund - what fun is a new place without the wherewithal to decorate it?
